·       Clean up the yards, weed the flower beds and edge the grass, water the lawn to make sure that it is green for prospective buyers. A good first impression is very important. If they roll up to an overgrown and messy yard, they are going to be less inclined to offer full price.

·       Declutter the interior, do you really need 47 photos on the mantel like grandma had. No. remove most and package the others for moving, you’re selling your house so pack up the nonessential items and clean where they used to be. Part of minimizing is removing personal items.

·       Clean your house. Even if you are a minimalist with few items, make sure they are in their place and dust free. Mop the floors and clean all windowsills and wipe all edges around the rooms, especially the bathroom. Hint: drop a little bleach in the toilet and let it sit there. Just enough to get the sent in the air, a clean and sterile bathroom imprints on the mind of the buyers. Make sure to clean the microwave and oven.

·        Ambiance. Plug in an air freshener and make it relaxing to be there. Scents that make the space fill like home, like vanilla or cookie, are most effective in creating the ambiance.

Mid level cost:

·       Touch up paint. If the kids have marked up the wall or furniture has scratched the hallway, make sure to touch up the paint. If you find a sharpie mark on the wall- use an EXPO marker and then wipe it clean.

·       New flooring in a room or two. Bedroom carpet worn out, have it replaced. Home Depot or Lowes often have deals for free install after you spend so much. You don’t have to get the top-of-the-line carpet, just medium grade for the free installation and then try your best not to utilize that room.

High end costs

·       If your roof needs a replacement, often this is where people learn that the roof is old and hasn’t yet started to leak, but still needs replacement. ·       Kitchen or bath remodels, if your house is in a rough area to sell, or the kitchen is completely visible this may be a viable way to increase the buyers first impression. It has been said that a kitchen sells the house. Make it look as nice as possible to help with the sale. Just remember to do it reasonably, you are not going to see much of a return on $15,000 Italian marble countertops over $5,000 granite countertops.
